Walton St – Knightsbridge

Completed in March 2022, following our clients request to carry out a recovery project to a multi-million-pound prime townhouse in Knightsbridge. We were instructed to investigate a glass atrium leak and carry out remedial work to rectify the faults within the design of the structure, to prevent water ingress into the basement orangery.

It was identified that the glass roof had been set to incorrect falls, allowing water to pool rather than fall toward the courtyard garden. Our team identified and rectified this by deconstructing the roof and resetting to the correct falls in line with the architect’s plans.

In addition to this there was a further leak to be remedied at roof level on the 3rd floor, which was executed by our team of abseilers to negate the need for scaffolding and therefore reducing the cost to the client. Whilst on the roof we also installed 9 spinning chimney cowls to complete the look of the property.

Once all leaks had been rectified, we then began the process of preparing the vacant property for the prime rental market.

This included the complete redecoration of each room across all four floors. Alterations to both the kitchen marble worktops and the bespoke built bookcases in the main living room.

As well as repairs to the wrought iron fence to the front of the property.

Other preparatory works included the testing and commissioning of the intruder alarm, carrying out of the NICEIC test certificate, Gas Safe Certificate and providing Water Treatment services to the closed circuit and mains water systems.

This allowed the client to maximise the rental value and return this stunning property to the prime rental market.

Now this property is let we continue to provide planned preventative maintenance on behalf of the managing agent to ensure the property remains in prime condition and reducing the need for costly reactive repairs.
